The Ridges

Located from 180th Street to 196th Street between Pacific and Center is the unique and beautiful community, the Ridges. It is one of Omaha’s most popular suburban areas because of its location, its proactive Homeowners Association, and its unusual mix of beautiful, well-maintained homes. The mile square area includes 13 subdivisions, all united in the Ridges Homeowners Association, with homes ranging in price from palatial estates valued at over a million dollars, to gated communities with town homes in the $300,000 range.  With the variance of value, size, location and amenities, residents have been found to move from one subdivision to another as their lifestyles changed.    

All subdivisions are connected by 25 acres of common area property which is maintained and controlled by the Homeowners Association. Amenities found in the common area are soccer and baseball fields, a playground and picnic area, and two stocked fishing ponds with fountains. The Shadow Ridge Country Club and Golf Course, with an 18-hole championship golf course, tennis courts, swimming facilities and a clubhouse is found within the community. While a separate entity with no connection to the Homeowners Association, many residents of the Ridges become members of the club, enjoying its beautiful facilities found in close proximity to their homes.

The Homeowners Association plans holiday and traditional social activities, publishes a quarterly newsletter, maintains a website and email updates, monitors the entire community for repair needs and covenant violations, provides regular security patrols and a 24-hour emergency contact number for neighborhood needs.

The Ridges is a part of the Elkhorn School District, so families are close to modern educational facilities with highly rated programs and teachers, as well as high performance rankings on standardized tests. Two high schools, four middle schools, and nine elementary schools serve close to 6,600 students.
